On March 16, 1990, an agreement was made for Chopra Land Developers to build a multistoried building on the property. They were supposed to keep certain floors while the rest would go to Jatinder Nath. However, arguments started over construction delays and changes.
"The building plans were approved by the Municipal Corporation of Delhi on 21.05.1990 and construction was started by the developers."
The arguments led to arbitration in 1992, resulting in a decision in 1994 that favored Chopra Land Developers. However, this decision was canceled in 2010, leading to more legal battles.
In 2013, the heirs filed a case for ownership and other rights, which was dismissed because of an arbitration clause. This led to the appointment of Justice Indermeet Kaur as the arbitrator in 2018.
On November 2, 2019, the arbitrator canceled the agreement, gave the entire property to the heirs, and told Chopra Land Developers to leave the property.

Chopra Land Developers challenged the decision, but the Commercial Court upheld it in 2025. The developers then appealed to the Delhi High Court, which also dismissed their appeal on February 9, 2026.
Judges Ajay Digpaul and Nitin Wasudeo Sambre found no reason to support the appeal, concluding that the decision was fair and backed by evidence.
