Ever wondered what happens when buildings break the rules? Well, here’s a story from Delhi’s Hakikat Nagar that’s been going on since 2020. It’s all about illegal construction, court decisions, and some serious action by the city authorities.

Virender vs. North Delhi Municipal Corporation

On December 18, 2025, the Delhi High Court made a decision in a case that had been going on for five years. Virender, who lives in Flat No. 308 in Hakikat Nagar, filed a complaint against the North Delhi Municipal Corporation (MCD) about illegal construction in Flats 306 and 307.

The Unauthorized Construction Saga

The problem began when Virender noticed illegal construction in Flats 306 and 307. He took the issue to court in 2020, hoping something would be done. The MCD was asked to check and report on the situation.

MCD Steps In

On February 7, 2022, the MCD submitted a report about their inspections. They found illegal constructions and took action against Flat No. 307, removing temporary structures from the front yard. However, the court had already given an order on December 7, 2021, to stop any more action on Flat No. 307.

“Meanwhile, the respondents are instructed not to take any forceful action against the property of the Respondent No. 7 i.e. 307, Hakikat Nagar, Kingsway Camp, Delhi.”

More Action and More Reports

Even with the order in place, the MCD kept working. On March 10, 2025, they removed illegal structures from the back lane of Flat No. 307. Another report on May 5, 2025, pointed out more illegal constructions by the owner of Flat No. 307.

Regularization of Flat No. 306

During the court sessions, it came out that the construction in Flat No. 306 had been made legal. However, some changes that couldn’t be fixed needed to be removed. The court allowed the MCD to take action against these changes.

Future Precautions

The court wanted to make sure everything was covered. They told the MCD to take action against any future illegal constructions in the area, including possible problems with Flat No. 308, where Virender lives.

“The MCD is instructed to make sure that, if there are any more illegal constructions by the flat owners mentioned above, necessary action should be taken by the MCD.”

The Final Verdict

With all these instructions in place, Justice Mini Pushkarna concluded the case on December 18, 2025. The complaint was closed, but not without setting some strict rules for future building activities in Hakikat Nagar.
