The Office Space in Question

The argument is about units 901, 903, and 904 at Hallmark Business Plaza in Bandra, Mumbai. Ashapura Options says they’ve been using this space since 2011 and have spent a lot of money on it.

"Plaintiffs have been operating their offices from the suit premises since June 2011."

The Alleged Takeover

In April 2025, Ashapura Options claimed they were forced out of their offices. Security guards supposedly blocked them from entering, and their stuff was taken away. They reported this to the local police.

Arguments from Both Sides

Mr. Shanay Shah, speaking for Ashapura Options, said they were wrongly kicked out and had been using the office for a long time. Mr. Simil Purohit, speaking for the developers, argued that Ashapura Options was only allowed to use the space and didn’t really own it.

"Even someone who enters without permission has the right to protect their use of a place and cannot be kicked out without the right legal steps."

The Court’s Decision

The court decided in favor of Ashapura Options, letting them stay in the office. Judge Marne stressed the need to keep things the same until a final decision is made.

"The temporary arrangement made on 8 May 2025 allowing the Plaintiffs to use the office will continue."

The fight isn’t over yet. While Ashapura Options can stay in their offices for now, the case will continue. The court will look into more details in November 2025.
